Case Study: Classic 4 x 2 family home

EXISTING SET UP

Classic 4×2 family home in metro Perth with a family of 4.  The family wanted to make a dent on their electricity bill that peaked in the summer months to $900 for a 2 month period.  Whilst at the home it was noted that there were numerous light fixtures that had incandescent globes and a ducted reverse cycle air-conditioning system. 

As no previous solar system had been installed there was roof space room for the max array to feed a 5kw inverter.

The existing 48 incandescent light fittings had a total full load of 2010 watts. Over a year the total usage and cost was 3712.50 KWH @ $0.25752/kwh = $956.04 per year.

The ducted reverse cycle air-conditioning unit was rated at 14 kw of cooling.  The unit was gassed with R410A refrigerant and it’s estimated the system would cost around $1287.60 per year to run.

We were able to offer the client a renewable energy solution which included solar panels, eco lighting and re-gassing the air conditioning unit. Giving the family the opportunity to significantly reduce their current usage.

SOLUTION

The roof had good orientation and room for 6.4kw array and 5 kw inverter to produce an average of 29 kwh of power per day across the year.  Without metering the home over a typical one week period it is difficult to determine their usage at different times to determine how much power would be feeding back to the grid.  A conservative estimate would be that they would gain $400 back on to their bill over the period of 1 year.  The conservative saving on what the client would use of their produced energy from the solar would give them a further average saving of $1104.66 on their current bill.  The total minimum saving by installing a solar system is $1504.66.

By changing the current incandescent lighting to LED fixtures we reduced the total load from 2010 watts to 598.41 watts.  Reducing the usage by 2754.8 kwh which equates to a saving of $709.41 per year.

The last thing to do is to safely extract the existing R410A refrigerant from the air-conditioning system and refill it with a hydrocarbon replacement.  Changing the gas not only dramatically reduces wear and tear on the system but the immediate effect is a 35% energy consumption reduction on the system.  In this instance it equates to a saving of a further $450.66 per year.

We were able to save the family $2664.73 per year.

The fortnightly repayments on the renewable energy solution would be $146.48 based on 36 month finance option or $94.57 on 60 month.

EXISTING SET UP

The fish ‘n’ chip takeaway shop is very busy. It operates 7 days a week in the evening and on Thursday to Sunday, the shop is open for lunch. 

Belenus Pty Ltd was approached by the owner to see if we could help reduce their ever increasing energy bill which was around $2000 per month.  An energy audit of the business revealed four areas where we could make a significant impact on the business.

The property contained fluorescent and incandescent lighting that could be changed for LED fittings.

A large cool room and similar sized freezer room could be re-gassed with hydrocarbon refrigerants to improve efficiency.

The large kitchen extraction system could be operated via a VSD to improve efficiency.

A solar array could be added to the roof to produce electricity.

SOLUTION

We use the latest LED and sensor technology from our trusted manufacturers.  There is a huge variety of product on the market, but the lighting failure rate is one of our biggest priorities.  Our strong relationships with the manufacturers built up over time allows us to offer the best product at a competitive price.  All the products we install carry a manufacturer’s warranty for a minimum of 4 years.

By changing the current lighting to LED we reduced the annual lighting consumption from 2557.52 KWH to 1260.23 KWH which was a saving of 1297.29 KWH or $501.53 year.

We could also assist in lowering the energy consumption of the current refrigeration/freezer systems by re-gassing it with new hydrocarbon refrigerant.  This process also mean that the systems gets a full service and overhaul at the time of re-gassing.  An added bonus! The hydrocarbon refrigerant is significantly more efficient than the current gas used.  It allows the compressors to operate at a much lower pressure which uses less electricity and lessens the wear and tear on the equipment. 

To get an accurate picture that we are confident with we would need to log the consumption over a period of time before and after the work to the refrigeration/freezer systems had being carried out.  We can accurately say that against the current refrigerant, we would confidently see an electricity consumption reduction of 30% on those two pieces of equipment.

On the extraction fans, Belenus Pty Ltd can reduce the consumption from 7245 KWH to 3000KWH a saving of 4245 KWH or $1641.12 per year simply by putting a variable speed drive on the existing 3 phase extraction.

After reducing their consumption as much as is possible, Belenus Pty Ltd wants to produce as much feasible energy through solar.  It was proposed that Belenus Pty Ltd would install a 14.91 KW solar array that would produce 21400 KWH per year.

Belenus Pty Ltd was able to reduce the fish ‘n’ chip shops energy demands by between 120 and 140 KWH per day by simply changing out the lighting to LEDs, re-gassing the refrigerators and adding a variable speed drive to the extraction fan.  This would reduce the daily charge from $64.90 to between $24.25 and $30.02. What a saving!

With the addition of a solar panel system, the fish ‘n’ chip shop would significantly reduce their energy bills instantly as well as being socially responsible by helping the environment.

The environmental impact per year, for the fish ‘n’ chip shop, would be 34,165 KG’s of Co2 saved and 164 trees offset.

COSTINGS

The cost to complete all of the above works the total cost labour, materials and plant hire would be $36,900 + GST with a return on investment payback period of 3 years and 2 months.

If this renewable energy plan was financed, based on a 5 year repayment plan, the monthly repayments would be $764.61 + GST.  The savings on the electricity bill per month would be a minimum of $1058.03, so these would more than cover the repayments.

Are all smoke detectors the same?

Ionisation smoke detectors are good at detecting flaming fires, and photoelectric smoke detectors are more effective at detecting smouldering fires (slow-burning, smoky fires).

While both types are legal by Australian standards, there has been a global shift in recent years away from ionisation alarms. Critics are claiming ionisation detectors are “actually quite dangerous”. But many consumers opt for an ionisation smoke detector simply because they are generally cheaper.

How to tell what kind of alarm you have

Consumers can tell the difference between the two, because the ionisation detector is required to have a radioactive symbol on the back due to its materials. Another indication is if your alarm is often set off due to cooking fumes or even burnt toast.

The Australasian Fire and Emergency Service Authorities Council recommend photoelectric smoke alarms when installing or replacing existing smoke alarms.

The allegedly inferior ionisation smoke alarms are being phased out in Queensland and the Northern Territory.

Look after your smoke alarm and it will look after you!

Every year on April 1, April Fools’ Day DFES promotes the day as a reminder to regularly change smoke alarm batteries at this time each year using a high-quality, long-life battery.


Things you should know about smoke alarms.

  • They need to be tested monthly to make sure they are working.
  • They must be cleaned regularly to remove dust and cobwebs.
  • Regardless of type and power source, they all need to be completely replaced every 10 years.
  • They should be located in all sleeping areas and in all paths of travel between sleeping areas and exits to the open air.
  • DFES recommends a mains powered photoelectric smoke alarms.

Western Australia’s Building Regulations 2012 (the Regulations) require the owner of a dwelling to have compliant smoke alarms installed:

  • prior to the sale or transfer of ownership;
  • where a dwelling is rented under a residential tenancy agreement or made available for such rental; and
  • where a dwelling is made available for hire.

Testing your RCD Safety Switch

RCD Safety Switches

An RCD Safety Switch fitted to your home or business
must be tested regularly, to ensure they perform correctly.

Standards Australia (AS/NZS 3760 2010) recommends that each RCD be tested every three months. If using a portable RCD, a push button test should be performed before each use by the operator.

How to test your RCD Safety Switch

Press the ‘test’ button on the front of the device and then release it. Test button will only test the RCD if an electricity supply is connected. If your RCD Safety Switch fails to operate contact us on 1300 041 784. Belenus Pty Ltd can arrange for a Qualified Electrician to test your RCD and replace if necessary. A licensed electrical contractor is the best person to assess if your RCD Safety Switches meet the regulations.

Nuisance Tripping

In most cases of RCD Safety Switch tripping it will concern appliances or situations that involve at least one or a combination of three conditions, all of which requires a licensed electrician to rectify.

  1. Moisture causing electricity to leak to earth in an appliance or within premises wiring.
  2. A heating element that is either faulty or drawing sudden electrical surges.
  3. An appliance with an electric motor that is either faulty or drawing sudden electrical surges.
